How Strakers legal packs are structured.

The bidding window opens at 8am on auction day and the first lot closes at 5pm, with each subsequent lot ending a few minutes later. Lots therefore close in a staggered sequence through the evening rather than all at once, which changes how you manage bidding across several lots in one sale.

Legal documents prepared by the seller’s solicitor download from a link on the lot page, and any addenda added by the auctioneers are listed in the same place - so the pack and its amendments sit together in one lot-level data room rather than in separate locations. Sellers are asked to have the pack ready ideally a couple of weeks before the sale. Strakers tells buyers explicitly to check the special conditions for any additional costs payable in addition to the purchase price, and that instruction carries weight here because the buyer’s fee is not published as a scale: the catalogue states that the administration fee amount is specified lot by lot within the particulars or the special conditions. A £3,000 bidder security applies, taken only if you are the successful bidder, and the deposit is ten per cent subject to a £3,000 minimum.
