Most of what determines legal risk is not visible on a viewing - it sits in the title, the contract, the leases and the special conditions. Every document in the pack is reviewed, so the legal position is established from the papers rather than from a walk-through.

What overseas buyers should budget for.

Non-UK-resident buyers of additional residential property currently pay a stacked Stamp Duty Land Tax surcharge - a 5% additional-dwelling surcharge and a 2% non-resident surcharge, both applied on top of the standard rates. For a yield-driven acquisition, that is a material line in the appraisal and belongs in the numbers before the bid, not after.

The report addresses the other half of the equation. Cost and liability items sitting in the pack - buyer's contributions to the seller's legal or search fees, auctioneer's administration charges, apportioned service charge or ground rent, arrears, outstanding works obligations - are identified and flagged, so the full acquisition cost can be assembled before you set a ceiling.

Buying UK auction property from overseas.

Can I use Bidq if I have never bought property in the UK before?
Yes. Reports are written for investors rather than lawyers, and assume no prior knowledge of English property law. Each finding explains what the point is, why it matters commercially, and what to do about it - clarify it, price it in, or protect against it contractually.
Do you cover properties anywhere in England and Wales?
Yes - Bidq covers properties in England and Wales, London and the regions alike. Residential, mixed-use, commercial, land and development stock are all within scope, across auction, private treaty and off-market routes.
How do I get the legal pack from the auction house?
Auction houses publish legal packs to their own website or a linked data room, usually two to four weeks before the sale. Registration is normally free and can be completed from overseas. Once you have access, upload the pack - or simply send us the download link and we will retrieve the documents.
Is the report enough, or do I still need a conveyancer?
Bidq is pre-acquisition due diligence designed to inform your bid or offer decision. It is not conveyancing and does not replace it. If you proceed, you will still instruct a conveyancer to handle exchange, completion and registration - the report gives you the legal position before you are committed, and gives your conveyancer a clear starting point.
What happens after I win the bid?
At an unconditional auction the fall of the hammer is exchange, so your conveyancer takes over to complete within the contractual timescale. Where further documents are released after our review - an addendum, replies to enquiries, a late search - a Supplement can be ordered to assess what has changed against the original report.
Do you work with my buying agent or sourcing agency?
Yes. Many overseas investors work through a UK buying agent or sourcing agency, and reports are frequently ordered alongside them. The report can be shared with your agent, your conveyancer and your own advisers as you see fit.
Do I need to be in the UK at any stage?
No. Ordering, payment, delivery and any follow-up are handled online. There is no requirement for a UK address, a visit or a telephone call at any point in the process.
