Where the price difference comes from

It does not come from doing less. Every Bidq report is read in full - title, special conditions, leases, searches, planning - by an SRA-regulated solicitor and signed off before issue. The difference is in the output. Bidq does not hand back your documents with margin notes; it produces a structured report built for a bid decision: what matters, what it costs, what to ask the seller, and whether the lot is workable for your strategy.

Three questions to ask any reviewer

Will a solicitor sign it off? Not “supervise”, not “check” - sign off, with regulatory recourse if it is wrong. Bidq: yes, every report.

Is a Bidq report reviewed by a solicitor?
Yes. Every Bidq report is reviewed and signed off by an SRA-regulated solicitor before issue.
Do I get the documents back with comments?
No. Bidq delivers a standalone structured report with red / amber / green ratings, quantified exposure and a pre-bid checklist. That is the format shown in the sample report.
Is this legal advice?

What happens if my auction pack runs to more than 100 pages?
Bidq reviews the full pack as supplied at the quoted fee - there is no page cap on any tier. That matters at auction, where a pack of 200 to 500 pages is routine on larger lots. AirCounsel’s published Terms of Service limit their fee to a maximum of 100 pages, with the buyer either choosing which 100 pages are reviewed or agreeing an additional fee for the rest.
How quickly can I get a report before a lot?
The Standard Report is delivered within 48 hours, and the current average across all tiers is 28 hours. The 24-Hour Report runs against a 24-hour SLA from the point of order; if we miss it, we refund the difference between the expedited and standard fee. Most expedited orders are confirmed within the hour.
What happens if an addendum lands after my report is delivered?
Order a Bidq Supplement - a focused review of the new documents set against the report you already hold, covering up to three added documents with an updated risk rating. The standard supplement is £175 + VAT in two working days; the expedited supplement is £275 + VAT within 24 hours. Late addenda are common at auction, so this is a routine step rather than an exception.
Which tier should I order for a large or complex lot?
The Complex Transaction Review, at £1,495 + VAT, is built for acquisitions where the deal merits a deeper read - typically transactions above £2.5M, properties with five or more occupational leases, mixed-use or commercial elements, multi-title or development-track sites, or portfolio purchases. It carries a senior reviewing solicitor, no page or document-count limit, and a 30-minute Bid Decision Call.
What if searches are missing from the pack?
Missing or out-of-date searches are common across every auction house and do not prevent a useful report. Bidq reviews what has been supplied, identifies what is absent, explains what the gap means commercially, and sets out the questions to put to the seller’s solicitor before you bid.
Do I still need a conveyancer if I order a Bidq report?
Yes. Bidq is pre-acquisition due diligence designed to inform your bid decision; it is not conveyancing and does not replace it. If you proceed, your conveyancer handles exchange, completion and registration. The report gives you the legal position before you are committed, and gives your conveyancer a clear starting point.
Can I order from outside the UK?
Yes. The whole process is remote - upload the pack from anywhere, pay in GBP by card, and receive the report digitally. No UK address, visit or telephone call is required at any stage.
