When should I choose Complex Transaction Review?
Complex Transaction Review is for acquisitions where the deal merits a deeper review — typically transactions above £2.5M, properties with five or more occupational leases, mixed-use or commercial elements, multi-title or development-track sites, or portfolio purchases. You self-select; there is no qualifying form or sales call. It includes a senior reviewing solicitor, a 30-minute Bid Decision Call, one Bidq Supplement within 14 days, and a one-page Bid Decision Memo.
Is Bidq only for auction buyers?
No. Bidq is built for any UK property investor who needs decision-grade legal analysis before committing — auction, private treaty, off-market, refinance or portfolio screening. The auction funnel is fastest because the deadline is hardest, but the framework is the same.
What if the documents change after I order?
Order a Supplement. We differentiate against the original review and update the rating. Standard supplement is £175; expedited is £275, both ex. VAT.
Do you cover commercial and development lots?
Yes — residential, mixed-use, small commercial, land and development. For complex acquisitions, choose Complex Transaction Review (£1,495).
Is this regulated legal advice?
Bidq reports are pre-acquisition due diligence. They are reviewed by SRA-regulated solicitors but are not a substitute for instructing your own solicitor on completion. Bidq is not a reserved legal activity provider.
