About the service

What exactly does Bidq deliver?
A structured, solicitor-reviewed risk report on a UK auction legal pack. Every finding is rated Red, Amber or Green; tied to a clause in the source documents; and paired with a recommended bidder action.
Who is Bidq for?
Property investors bidding at UK auction — buy-to-let landlords, HMO operators, refurb-and-flip investors, small developers, and family offices with auction allocation. Not aimed at first-time owner-occupier buyers.
Is this regulated legal advice?
Bidq reports are pre-bid due diligence. They are reviewed by SRA-regulated property solicitors but are not a substitute for instructing your own solicitor on completion. We disclose this on every report.
Do you cover commercial lots?
Yes — residential, mixed-use and small commercial. For lots above £5m or development sites with planning complexity, contact us first so we can assign the right reviewer.

Reports and findings

Who reviews my report?
Every Bidq report is reviewed by an SRA-regulated property solicitor against documented editorial and review standards before issue. Authority sits with the Bidq solicitor review team and our published standards.
What does the R/A/G rating actually mean?
Green: clear, no action. Amber: conditional — build into your bid or accept the exposure. Red: critical — reconsider, or only proceed if your strategy explicitly fits. Every rating is paired with a recommended action.
Will you tell me what to bid?
We provide a recommended ceiling derived from your strategy, hold period, comparables, and the legal exposures in the pack. We do not guarantee outcomes and we never bid on your behalf.
What if the auction pack changes after I order?
Order a Supplement. We differentiate against the original review and update the rating. Standard supplement is £175; expedited is £275, both ex. VAT.

Turnaround and SLAs

What turnaround can I rely on?
Standard: 48 working hours from upload of a complete pack. 24-Hour: within 24 hours of confirmed payment. Both clocks start when we have the full pack and your completed questionnaire.
What if you miss the SLA?
On the 24-Hour tier we refund the difference between the expedited and standard fee if we miss. Standard tier reverts to the £595 quoted price; we do not surcharge.
Can I order on the day of the auction?
Sometimes. If the lot is more than four hours away and the pack is straightforward, we can usually slot it. Use the order form and we will confirm or refund within 30 minutes.
Do you work weekends?
The 24-Hour SLA runs seven days a week, including bank holidays. The Standard SLA runs working days only.

Pricing and payment

Why is everything quoted ex. VAT?
Most of our clients are VAT-registered investors who reclaim it. We quote ex. VAT to make like-for-like comparisons easier; VAT is itemised at checkout.
How do I pay?
Card via Stripe at checkout, or bank transfer for established accounts. We do not accept cash or escrow on individual reports.
Do you offer volume discounts?
Yes — five reports a month or more move to a subscription with reduced unit pricing. Contact us if you bid frequently.
Refunds?
If we cannot review your pack (incomplete, withdrawn lot, scope outside our remit) we refund in full. Once a solicitor has started the review, the fee is non-refundable. See our refund policy for the full position.

Documents, security and privacy

How do you handle my documents?
Documents are encrypted in transit (TLS 1.3) and at rest (AES-256). Access is limited to your reviewing solicitor and a single QC reviewer. We are GDPR-compliant and ISO 27001-aligned.
How long do you keep my files?
Documents and the report are retained for 90 days after delivery, then auto-deleted unless you renew access from your dashboard.
Can I share my report?
Yes, with your bidding partners, broker or accountant. Reports are watermarked with your account; please do not redistribute publicly.
