Bid on Hollis Morgan lots with the legal position priced in - not exchanged blind.
Hollis Morgan is a Bristol firm with a regional headquarters in Clifton, covering Bristol and the West Country and describing its sales as the largest monthly land and property auctions in the region. Auctions run monthly at noon through a fully interactive live online saleroom, with telephone, proxy and online bidding. The catalogue is organised around lot character rather than sector - property needing modernisation, unusual and unique property, development opportunities, HMOs, freehold blocks of flats - which reflects a house that sells the awkward as readily as the conventional.

How Hollis Morgan legal packs are structured.
Hollis Morgan does something most auction houses do not: it tells you when a pack is finished. A note is added to the document list confirming the auction pack is complete once the seller’s solicitor informs them no further information is due, which removes the usual uncertainty about whether more documents are still to come.
Legal packs are free and available around the clock on an EIG portal after registering with an email address and password. Where a pack is not yet ready it is sent automatically when received, and registrants are updated by email as new information is added. The completeness marker is the distinctive feature: a note confirming the auction pack is now complete appears once the seller’s solicitor confirms nothing further is due, which lets a buyer know whether they are reviewing a finished document set or a partial one. Pre-auction offers are accepted only through an online form and only after the complete pack has been inspected. Bidder onboarding is unusually heavy for a regional house, running to four stages and requiring two forms of identification and source-of-funds evidence before an invitation to bid is issued. Completion is a recommended eight weeks, materially longer than the 20 working days or 28 days common elsewhere.

What Hollis Morgan sells
Property in need of modernisation, prime family homes, unusual and unique property, rural homes, development opportunities, land and building plots of one to twenty units, HMOs of five to twenty beds, freehold blocks of flats of two to twenty units, commercial property, garages and parking, and probate stock. The blocks of flats and HMO strands are the demanding ones: both turn on tenancy schedules, licensing, service charge arrears and management arrangements rather than on anything a viewing reveals.
