What makes Acuitus commercial lots different from residential auction packs?
Acuitus lots are income-producing commercial assets where the value is driven by the lease, the covenant, and the yield rather than bricks and mortar. The Bidq review focuses accordingly on lease term residue, break clauses, rent review mechanics, service charge exposure, VAT election, and any factors affecting the income trajectory. This requires the Bidq Complex Transaction tier for most Acuitus lots.
How does VAT election affect an Acuitus commercial purchase?
Where a commercial building has been elected for VAT, the buyer pays VAT at 20% on the purchase price unless the transaction qualifies as a transfer of a going concern (TOGC). The TOGC test requires the buyer to also be VAT-registered and to elect to waive exemption before completion.
